Demolition and protection, MEP first fix, plastering and screed, joinery manufacture running in parallel off site, tiling and stone, MEP second fix, paint, joinery installation, then furniture and snag. The joinery being made while wet trades are running is what keeps a villa programme sane.
Joinery drawings should be approved during demolition, not after plastering. Every week that approval slips is a week added at the end, because manufacture cannot start without a signed drawing. This is the single most common cause of a villa handover running late.
Three places. Scope written in adjectives rather than products, so 'premium finish' means something different to each party. Variations agreed verbally on site. And a snag list with no named owner. Fix those three in the contract and most of the risk disappears.
